Terms

The deal, in plain words

These terms are the deal between you and us when we build or keep up your website. They sit alongside your written quote. If the quote and these terms ever disagree, the quote wins, because it is about your project.

Steady Site Co LLC is a Florida limited liability company. When we say "we" or "us," that is who we mean. "You" means the business, church, or ministry we are working for.

How you agree to these terms

We send a written quote by email after your brief. You accept the quote and these terms by paying the deposit invoice. You do not need to sign anything else.

A quote is good for 30 days. After that we may need to look at it again before we start.

Prices

Build prices on our site are starting points. Your quote has the real number for your project.

  • Simple one-page site: from $695. Upkeep: $29 a month, or $299 a year paid up front, including one site update a month and domain renewal up to $15 a year. Any renewal cost above $15 is billed to you at cost. Yearly plans are paid up front and non-refundable, with no refund for unused months.
  • Starter build: from $1,295. Upkeep: $99 a month.
  • Growth build: from $2,700. Upkeep: $199 a month.
  • Premium build: from $6,500. Upkeep: $275 a month.
  • Yearly upkeep: pay for 12 months up front and save 10%. Starter $1,069 a year, Growth $2,149 a year, Premium $2,970 a year. One-page upkeep is $299 a year. Yearly plans are paid up front and non-refundable.
  • Newsletter add-on: $15 a month for up to 1,000 subscribers and a weekly email. Bigger lists or more frequent sends are $25 a month. No setup fee.
  • Weekly updates add-on: $79 a month on top of any upkeep plan. Up to 4 updates a month, about one a week (menus, specials, hours, photos). Email us the change and it goes live within 1 business day. New pages or redesigns are quoted separately.
  • Google posts add-on: $129 a month on top of any upkeep plan. We write and post 2 updates a week on your Google Business Profile, using the job photos you send, and your private photo upload page is included free. You need to add us as a manager on your Google profile. It is month to month, billed with your upkeep, and you can cancel any time by emailing [email protected]. We do not promise rankings, and replying to reviews is not included unless we quote it separately.
  • Rush launch: need it faster? Rush launch in 72 hours or less is +25% of the build price (minimum $300). The 72 hours start when you send in all your content, and they count weekends and holidays. Your feedback needs to come back within 24 hours.
  • Small online store: $495 on top of the build, for up to 25 products, priced up front. Product updates after launch need the Premium upkeep plan ($275 a month). Payment fees from Stripe or Shopify are paid to them, at their cost.
  • Second language: $75 per page, per extra language. Pages added later are $75 each per language.
  • Other add-ons, like extra town pages, a photo upload page, business email forwarding, or logo work, are quoted before we start. The photo upload page is included free with the Google posts add-on.

Discounts for churches and nonprofits. Inquire.

Upkeep is a flat monthly price, or a yearly price paid up front. Hosting is included in upkeep, with no separate hosting charge. All prices are in US dollars. Florida generally does not charge sales tax on website design, hosting, or upkeep, so our invoices do not add it. If a tax ever applies to you, we will tell you before it shows on an invoice.

We will not raise your upkeep price without telling you by email at least 60 days ahead.

Deposit and payment

  • 50% of the build price is due to start. Paying it holds your spot on our schedule.
  • The other 50% is due when the site is ready to launch, before it goes live on your domain.
  • If you have not approved launch within 14 days after we send you the finished version, the second payment is still due, as long as the site matches the quote.
  • Upkeep, the newsletter add-on, the weekly updates add-on, and the Google posts add-on are billed monthly, in advance, starting the month your site launches (or the month you add them). If you choose yearly upkeep, it is paid in full, once a year, in advance, starting when your site launches, and it is non-refundable (see Cancelling a build, and refunds). Add-ons stay monthly.
  • The online store and second-language add-ons are part of the build price, so they follow the same deposit and launch payments.
  • A rush fee is billed with the deposit.

We send each invoice by email. The payment instructions are on the invoice. For upkeep, we email an invoice each month, or once a year for yearly plans.

We never ask for card numbers by email, text, or phone, and we do not store payment details.

Timeline

The clock starts once the deposit is paid and we have what we need from the kickoff form: your exact business name, contact details, hours, towns, services, logo, and photos. This is a normal timeline, not a guarantee:

  • Most sites go live in about a week, as long as you send your content and feedback promptly.
  • Larger Premium builds may take a bit longer.
  • Need it faster? Rush launch in 72 hours or less is +25% of the build price (minimum $300). The 72 hours start when you send in all your content, and they count weekends and holidays. Your feedback needs to come back within 24 hours.

Your quote may give a different timeline if your project is smaller or larger. Days we spend waiting on content or feedback push the dates out by the same amount. If something on our side will run late, we tell you as soon as we know.

What is included

Your quote lists exactly what we are building. In general:

  • One-page site: one page with what you do, where you work, your hours, and a number to tap. Set up for Google and AI search. Fast, secure hosting. Three rounds of revisions.
  • Starter: home, services, and contact pages. Tap-to-call and a real email path. Hours and a service area written in plain towns. Set up so Google can find and show every page. Fast, secure hosting. Three rounds of revisions.
  • Growth: five to eight pages. Your service area written in the towns you actually cover. An FAQ and a short how-to hub. More search setup, so Google can show your services and towns. Visitor stats in a tool you own, if you want them. Four rounds of revisions.
  • Premium: a custom layout and type. An episode list or article system. About pages for the real people. A deeper page structure you can keep adding to. A launch call where we connect your domain and email together, step by step. Six rounds of revisions.

AI search setup comes with every plan, including the one-page site: schema, plain-answer FAQs, an AI-readable site summary (llms.txt), and checks that your site and Google profile agree, so Google, AI Overviews, and ChatGPT can name your business. With upkeep, a monthly AI answers check is included. No promised rankings.

Every package includes either a contact form with spam protection or big tap-to-call and tap-to-text buttons, whichever you pick. Every client also gets the change request form.

Every site, including the one-page site, comes with its own privacy page as standard. Before any photo goes up on your site or your Google profile, we strip its location data and blur or crop out house numbers, street signs, license plates, and paperwork. If a customer's face shows, or an address cannot be removed, we skip that photo.

Revision rounds

A revision round means you look at the site and send us one list of changes, all at once, within what the quote covers. We make them and show you again. Every plan includes at least three rounds: the one-page site and Starter include three, Growth four, and Premium six.

Fixing our own mistakes, like a typo we made or a link we broke, never counts as a round. New pages, new features, or a different direction are not revisions. Those are change requests, covered below.

Your part

A good site needs a few things only you can give us:

  • True, current information: your business name, license numbers, hours, towns, services, and prices if you want them shown.
  • Your logo and photos, or an OK to use placeholders until you have them.
  • Feedback within 5 business days each time we send something to review.
  • One person who can make the final call.
  • Access to your domain or registrar if you already own a domain.

You confirm that you have the right to use everything you send us, like photos, logos, reviews, and text. You are responsible for what your site says about your business, such as licenses, claims, and reviews.

If we do not hear from you for 30 days, we pause the project. If it stays quiet for 90 days, we may close it. The deposit covers the work we have done. If you come back within 6 months, we pick up where we left off at the quoted price, on the next open spot on our schedule.

Changes outside the quote

Before launch, if you want something the quote does not cover, we send a short written price and any change to the timeline by email. We start that work only after you say yes.

After launch, small changes are part of upkeep:

  • One-page upkeep: one site update a month, like new hours, a new photo, or a line of text. An unused month does not roll over.
  • Starter upkeep: hours, phone, a broken link, and one content tweak a month when you send the words.
  • Growth upkeep: all of that, plus one new page or tip a month when you send the copy, and a closer eye on search titles. An unused month does not roll over.
  • Premium upkeep: all of that, plus a watch on the parts that move, like episodes, notes, and seasonal pages.
  • Holiday and seasonal hours are included with upkeep. We also remind you to update your Google Business Profile.
  • Weekly updates add-on: $79 a month on top of any upkeep plan. Up to 4 updates a month, about one a week (menus, specials, hours, photos). Email us the change and it goes live within 1 business day. New pages or redesigns are quoted separately.
  • Online store product updates, like new products, prices, or photos, need the Premium upkeep plan.

Bigger work, like a new section, a redesign, or extra town pages, gets a flat quote first. Without upkeep, every change is quoted before we start. Send changes and photos through the change request page so nothing gets lost in a text thread.

We aim to finish small changes within 3 business days. Urgent fixes, like a wrong phone number or a site that is down, get handled by the next business day.

Your domain

Your domain is yours. We register it in your name, or we help you register it. We never hold it hostage, for any reason.

  • The first-year domain is included in the build fee when it costs under $50. If the name you want costs more, we tell you before buying it. You can pay the difference or pick another name.
  • While you are on Starter, Growth, or Premium upkeep (monthly or yearly), we cover renewals up to $50 a year. On one-page upkeep ($29 a month or $299 a year), we cover renewals up to $15 a year, and any renewal cost above $15 is billed to you at cost.
  • Without upkeep, renewals are billed to you separately at cost, or you can renew it yourself.
  • Already have a domain? We use it. It stays in your account.

Who owns what

You own your content: your words, photos, logo, business name, and anything else you send us. You also own your domain, your Google Business Profile, and your social accounts.

Once the build is paid in full, you own the finished site we made for you, including the pages, text, and images we created for it. We keep the right to reuse our general building blocks, like code, layouts, and tools that are not specific to you. You can use them as part of your site for as long as you like.

If you ever leave, here is what you get:

  • A full copy of your built site, as files that can be hosted almost anywhere.
  • Your content and the photos and files you uploaded.
  • Your newsletter subscriber list as a spreadsheet file, if you had the newsletter add-on.
  • Up to one hour of help pointing your domain to your new home.

A few things run on our own accounts and cannot move with you, like the form backend, file storage, and newsletter sending. After a handoff, we can swap the contact form for an email link or a simple form service you control.

Sites we build and maintain include a small "Site by Steady Site Co" credit in the footer, linking to steadysiteco.com. We may also show your site in our work. If you would rather we did not, say so and we will remove the credit or leave your site out of our work.

Hosting, and what happens if upkeep stops

Upkeep is optional. If you skip it, you can export your site and take it with you, but we recommend keeping it hosted with us so it stays up to date and secure.

Hosting is included with upkeep. If you choose no upkeep, we keep your site live on our hosting for 30 days after launch at no charge. After that, we hand it off to you as described above, or you can start upkeep at any time.

Upkeep renews automatically until you cancel: monthly plans renew each month, and yearly plans renew each year. For yearly upkeep, we email you 30 to 60 days before it renews, saying it will renew and how to cancel. If we ever miss that reminder, we refund the unused part of the new year when you tell us.

Cancelling upkeep: you can cancel any time by emailing [email protected], the same way you signed up. There is no long-term contract. Upkeep runs through the end of the month (or, for yearly upkeep, the year) you have already paid for, and we will not charge you again. Yearly upkeep is non-refundable, so cancelling early does not refund unused months. We keep the site live for 14 more days after that so you have time to move it, then we do the handoff.

If upkeep goes unpaid:

  • We email you a reminder with the invoice.
  • After 15 days past due, we pause changes until it is caught up.
  • After 30 days past due, we email you a final notice. 7 days after that notice, we may replace the site with a simple one-page holding page that still shows your business name, phone, and email, so your customers can reach you.
  • Once the balance is paid, we put the full site back.

Your domain and content stay yours the whole time.

Cancelling a build, and refunds

You can cancel a build any time by email.

  • The deposit is refundable for 7 days after you pay it, but only until we send your first draft (the first version of your site), which is usually within 2 to 3 days of starting. If you cancel by email in that window, we refund the full deposit.
  • Once we send your first draft, or once 7 days have passed, whichever comes first, the deposit is not refundable. It pays for the work already done.
  • Once the site has launched, build payments are not refundable.
  • Monthly upkeep, the newsletter add-on, the weekly updates add-on, and the Google posts add-on are month to month. We do not refund part of a month.
  • Yearly upkeep (including the one-page yearly plan) is paid in full up front and is non-refundable. If you cancel before the 12 months end, we do not refund the unused months. Your upkeep runs to the end of the paid year and does not renew. The only exception is a missed renewal reminder, described under Hosting, and what happens if upkeep stops.
  • A rush fee is not refundable once we have started the rush work.

If we cannot finish your project for a reason on our side, we refund the part of what you paid that covers work we did not deliver.

Services we rely on

Your site runs on trusted outside services. Today those are Cloudflare for hosting, DNS, and file storage; Resend for email from forms and newsletters; Stripe or Shopify for online stores; your domain registrar; and Google for things like your Business Profile and live reviews.

We pick these carefully, but we do not control them. Their outages, rule changes, or price changes are outside our hands. When we pass a cost through, like the Google cost for live reviews, it is at cost. If one of those costs goes up, we tell you before it changes your bill. If a service we use shuts down or changes, we move your site to something comparable.

What we can and cannot promise

We build carefully. We test on real phones, and we keep a copy of every version we launch so we can roll back if something goes wrong. We build every site to aim for WCAG 2.1 AA, a common accessibility standard, with readable text, real headings, and labels on forms. That is a target we work toward, not a guarantee.

We cannot promise search rankings, a number of calls, or sales. Nobody honest can. We also cannot promise that a site meets every law that might apply to your business, like accessibility or industry advertising rules. If that matters for you, ask a lawyer.

There is some work we do not take on. No hard feelings, we would just rather say so up front:

  • Spam, adult sites, or anything illegal.
  • Gambling, cannabis, CBD, or vape sites.
  • MLM, get-rich, or crypto investment pitches.
  • Firearms sites or political campaign sites.
  • Fake reviews, a copy of a competitor's site, or a site that makes a business look bigger than it is.

Small online stores, up to 25 products, are $495 on top of the build, priced up front. Product updates need the Premium upkeep plan ($275 a month). For bigger catalogs, we will usually set you up with Shopify and link it from your site.

If a project turns into one of the kinds above, we may stop and refund the part of what you paid that covers work we did not deliver.

Limits on liability

If something goes wrong because of our work, the most we will owe you is what you paid us in the 12 months before the problem. We are not responsible for lost profits, lost business, or other indirect losses, or for problems caused by outside services, or by content or changes you or someone else made.

These limits do not apply where the law does not allow them, like fraud or intentional misconduct, and nothing in these terms takes away rights you have under Florida's consumer protection laws.

If someone makes a claim against us because of content you gave us, like a photo you did not have the rights to, you agree to cover that cost.

Privacy and logins

What happens to the information you send through our forms is explained on our privacy page. If you share a login with us, we use it only for your project and keep it private. Where we can, we use your own accounts so you stay in control.

Florida law, and if we disagree

These terms follow Florida law. We work with businesses in the United States only.

If we ever disagree, let us talk first. Email us, and we will both try in good faith to sort it out within 30 days. If we cannot, either of us can take it to small claims court in the county where the other one lives or does business, or to the courts in Charlotte County, Florida.

Changes to these terms

We may update these terms from time to time and change the date at the bottom. Your build follows the version that was posted the day you paid your deposit. For upkeep, we email you at least 30 days before a change applies to you.
